The Balch Fully Managed Service

  • Marketing your property using on and off line media to find prospective tenant(s)
  • Conduct full credit searches and searches with previous landlords
  • Undertake affordability checks with all prospective tenants
  • Discuss prospective tenant with Landlord. If acceptable-
  • Produce detailed inventory and tenancy agreement
  • Arrange safety checks on behalf of Landlord where required
  • Register deposit with Tenancy deposit scheme
  • Produce statement of account.
  • Deal with any maintenance issues
  • Collect and pay the Landlord rent received on a monthly basis, less deductions as agreed.
  • Undertake regular property inspections (as agreed)
  • Negotiate with the tenants the renewal of the tenancy and produce documents as required
  • Renew annual safety checks
  • Check out and report to Landlord at the end of the tenancy

LET ONLY SERVICE

TENANT FEES

(Please be advised that the tenant fees are Non-Refundable)

Before You Move In

Set Up Fees For One Tenannt: £250 plus VAT Includes:

  • Reference check, immigration and identity check, Landlords References and income and credit check.
  • Initial Assured Shorthold Tenancy (minimum 6 months)
  • Supply of professional Inventory
  • Lodging of Tenants Deposit

Per Additional Tenant: £125 plus VAT Per Guarantor if required: £125 plus VAT

Deposits: A Security deposit of 6 weeks to be cleared before Check In.

Please Note: Some Landlords may specify a larger security deposit, (ie. If they have authorised a pet, offer a property furnished etc) this will be arranged as part of the Tenancy Negotiations.

First Month's Rent: Priced per Let

Both First Month's rent and Deposits MUST be paid before the keys are released to you.

During Your Tenancy

Renewal Fee: £100 Plus Vat - To renew/amend Assure Shorthold Tenancy.

Change Of Sharer: £125 Plus Vat

Rent Arrears: £25 plus VAT will be charged for the first letter sent regarding late payment of rent. A further £25 Plus Vat will be charged for every 7 day period that the rent is late.

Early Termination Fee: £300 Plus Vat plus liability for rent until the day a new tenancy commences.

Last Minute Cancellation of pre-booked visits will be charged at a minimum of £50 Plus Vat depending on the call out charges of the company who were due to attend.

Ending Your Tenancy

There are no costs to check you out of the property and the condition and fixtures/fittings will be checked against Inventory. However, if works/quotes need to be sought for anything. Ie Cleaning, removal of items, redecoration etc then a fee of £100 Plus Vat will be charged just for arranging. Then you will be also be liable to pay the costs of any works carried out. It is your responsibility to leave the property in the condition you found it and to report any issues throughout the Tenancy.

Any disputes that arise regarding the amount of deposit to be returned to you will also be charged at £50 Plus VAT.
